Dubai Hills Estate: prices, rents and yields by project
Dubai Hills Estate is Emaar's master-planned community of around 2,700 acres between Downtown Dubai and Dubai Marina, built around an 18-hole championship golf course and the central Dubai Hills Park, with Dubai Hills Mall and King's College Hospital inside the community. It mixes apartment neighbourhoods close to the mall and park with townhouse and villa clusters further in.
The figures below come from 7,398 recorded sales in the two years to February 2026 and lease registrations up to November 2026. Use them as a starting point; I value individual homes against the closest comparable sales.
